Issue Gathering to
Application Design

Any repair project starts with a site inspection to collect all the issues. An inspector’s report becomes the basis for an applications design document and/or a Capital Plan.

Step Two

SELECTING CONTRACTORS
TO CERTIFY COMPLETION

Project tendering begins when the applications design document is sent to potential contractors on the vendor list.

Contractor bids are reviewed.

Step Three

Capital Planning &
Reserve Fund Studies

Capital planning is done to support budget approvals and Reserve Fund Studies.

CAPITAL PLANNING
Capital planning is essential in getting budget approvals and fund allocation for projects that require attention both immediately and in the long run.

  • ONE- to FIVE-YEAR Capital Plans

  • A detailed maintenance scope

  • Work and material specifications included

  • Can be used for tender package creation and tendering

 

RESERVE FUND STUDIES
Tenera will determine the budget required to be set aside, year after year, for larger repairs that will be needed in addition to solving the existing issues.

The size of the Reserve Fund is determined based on:

  • Building age

  • Building condition

  • Time frame of most recent repair/replacement

Step Four

Appraisal Coordination

Once both the Capital Plan and the Reserve Fund are determined per given year (together, they provide the Total Annual Budget), current property value can be determined.

We work with leading appraisal firms in the industry, approved by all major banks, including RBC, Scotiabank and more, to provide an accurate valuation of the property.
